Job Overview: We are seeking an experienced and proactive Property/Asset Manager to lead and manage the company’s diverse real estate lease portfolio and various property initiatives. The ideal candidate will oversee all aspects of property management, including tenant relations, lease agreements, facility management, financial analysis, and strategic growth of the company's real estate assets.
Key Responsibilities:
- Manage and oversee the entire real estate lease portfolio.
- Lead tenant relationships, addressing inquiries and managing all related communications.
- Prepare and distribute monthly rent statements; ensure the maintenance of accounting books and records.
- Supervise the maintenance and housekeeping teams, ensuring high operational standards.
- Monitor all leasing activities to ensure maximum occupancy and income generation.
- Conduct tenant credit checks and provide move-in information to new tenants.
- Conduct thorough market and demographic research; lead site selection efforts and property tours with teams and third-party service providers.
- Prepare market analysis, competition reports, and relevant property information.
- Create and analyze financial reports to support lease recommendations and strategies for new locations.
- Develop and manage property budgets, tracking financial performance.
- Negotiate lease terms with prospective landlords and partner with the internal legal team to finalize lease agreements and legal documentation.
- Ensure lease obligations are met and resolve any related documentation or company issues.
- Manage property location inquiries, requests, and suggestions from external stakeholders.
- Communicate regularly and effectively with all parties involved in projects, including sponsors, stakeholders, and internal teams.
- Oversee property management team’s operations to ensure efficient daily management and exceptional service delivery.
- Assist in the acquisition and disposition of properties as required.
Qualifications:
- Bachelor's degree in Real Estate, Business, or a related field.
- Minimum of 5-7 years of experience in property or asset management, preferably in the Saudi market.
- Strong knowledge of leasing activities, financial analysis, market trends, and demographic research.
- Excellent negotiation skills, especially with landlords, tenants, and service providers.
- Ability to lead teams, manage multiple stakeholders, and drive complex projects to completion.
- Proficiency in Microsoft Office Suite and property management software.
- Strong communication, problem-solving, and organizational skills.
