Job Overview: We are looking for a highly skilled and experienced Development/Project Manager to oversee the planning, execution, and successful delivery of multiple real estate and construction projects. The ideal candidate will have a proven track record of managing complex projects from inception to completion, ensuring adherence to budget, schedule, and quality standards. This role requires strong leadership, excellent communication, and a detailed understanding of construction processes and methodologies.
Key Responsibilities:
- Develop and maintain financial plans for projects, including detailed budgeting, forecasting, and cost management.
- Monitor project budgets, track expenses, and manage commercial arrangements while reporting on key project metrics, including milestones, risk management, KPIs, and project health status.
- Lead all stages of the project development process, from design and bidding to contractor selection, tender document preparation, and scheduling of construction.
- Oversee and manage project activities to ensure timely delivery of the project within scope, budget, and quality specifications.
- Work closely with project teams to apply best practices and methodologies, ensuring successful project outcomes on time and within budget.
- Control project scope and deliverables; manage acceptance and handover of the final project product.
- Represent the company in investment meetings and resolve engineering-related issues regarding ongoing and future projects.
- Manage required authority approvals, utility connections, relocation of utilities, and demolition works related to existing infrastructure.
- Coordinate with stakeholders, including the asset management team, to ensure the end-user requirements are addressed during the construction and fit-out phases.
- Manage contractors by reviewing and approving procurement plans, material deliveries, and subcontracting for specialized works.
- Oversee the execution of foundational work including piling, shoring lines, marine works, site and steel structure construction, as well as all related construction activities.
- Supervise project handover activities to the operations team, ensuring a smooth transition post-construction and that all operational requirements are met.
Qualifications:
- Bachelor’s degree in Civil Engineering, Construction Management, or a related field.
- Minimum of 5-7 years of experience in project management, with a focus on real estate development and construction.
- Expertise in managing project budgets, cost control, and commercial arrangements.
- In-depth understanding of construction processes, project design stages, and project scheduling techniques.
- Proven experience in handling large-scale construction projects and managing a diverse range of stakeholders.
- Excellent communication, leadership, and organizational skills.
- Strong problem-solving abilities with a keen attention to detail.
- Experience in working with authority approval processes and utility management.
- Proficiency in project management software and construction tools.
